For property agents

You already know which buildings are sitting empty and which clients are about to have nowhere to put a car. That is the whole business. We would rather pay you than out-market you.

Why we are talking to agents before anyone else

Secure space for cars is not found by advertising. It is found by knowing that the industrial unit on the corner has been on the market since March, or that the building you manage has eleven visitor bays nobody has used in two years, or that the vendor at number 14 is being styled on Thursday and has three cars and a two-car garage.

None of that is searchable. All of it is ordinary Tuesday knowledge for an agent. We are not asking you to sell anything or to learn a new business — only to say a name when the situation comes up.

Space we cannot find without you

  • Commercial and industrial vacancy. A unit that has been unleased for eight months costs its owner rates, insurance and nothing coming in. Cars can occupy it while it stays on the market, and leave when it sells.
  • Buildings you manage. Unused visitor parking, empty storage cages, a basement level that never filled. One relationship, many bays.
  • Homes with more garage than the owner uses. The feature that is hard to sell is the feature we are looking for.

Clients who suddenly need somewhere

  • A house going to market. The stylist removes the furniture. Nobody deals with the cars, and they are in every photograph.
  • Downsizing. Four bedrooms and a double garage becomes two bedrooms and a single.
  • Deceased estates, separations, a year overseas. The car has to go somewhere while everything else is decided.

How the partnership works

Three rules, and they are the whole arrangement.

One

You are paid on outcome

A referral fee, agreed with you in writing before anything happens, paid when a space you introduce is verified and filled, or when a client you send stores a car with us.

Nothing is owed if nothing happens. There is no version of this where you are out of pocket.

Two

Area partnerships are earned

We do not sell territory. The first agent in an area to introduce a space that passes verification becomes that area's partner, and is named on the page for that area.

It is a race rather than a purchase, and it is decided by who actually turns up.

Three

Your client stays yours

We deal with the space or the vehicle. We do not take an interest in the property, we do not approach your client about anything else, and we do not appear in your transaction.

Please check your own disclosure obligations. Depending on the arrangement, an agent receiving a fee from a third party may have to disclose it to their client. That is your obligation rather than ours, but we would rather raise it now than have it surprise you later.
Where we honestly are. Backyard Space is pre-launch. We are fitting out our first facility in Sydney, we have no cars stored yet, and we are not going to tell you there is a queue of referrals waiting — there is not. What there is: a working platform, a registered Australian company, and a specific plan. If you would rather wait until we have cars in bays before putting your name to anything, that is a reasonable position and we will come back to you when we do.

What this is not

  • Not a paid listing. There is no fee, no subscription and no annual charge, now or as a condition of joining later.
  • Not an exclusivity contract. Nothing you sign here locks you out of anything or locks you into us.
  • Not a promise of income. We do not yet have the market data to stand behind a number, and we would rather say so than invent one.
  • Not a real estate transaction. We arrange storage for vehicles. We are not acting as your agent or anyone's agent in a property dealing.
